Building Plans – Plan Check Process
WE HAVE GONE TO A NEW ELECTRONIC PROCESS! We are now only accepting digital plans. Approximate time for reviewing plans may take up to 8 weeks to complete dependent on project type and scope.
- Commercial Projects – Plans shall be submitted for review of all buildings, tenant improvements, fire sprinkler systems, fire alarm systems, hood systems, and any other projects that require Fire Department approval.
- Residential Projects – Plans and site plans including driveway elevations & widths , nearest hydrant/water supply, location of propane tanks, and all setbacks/easements called out shall be submitted for review. All homes built after January 1, 2011 are required to have a residential fire sprinkler system installed. The El Dorado County Building Department is the Authority Having Jurisdiction (AHJ) for all residential sprinkler plan submittals, reviews and inspections. Please contact them at 530-621-5775 for more information.
- Civil Plan Review – Submit a site plan that includes the following: Overview/footprint of development or specific phase layout to scale, roadway widths throughout project, turnaround measurements with required radius (40’ inside and 56’ outside turning radius), fire lanes marked or signed, parking design, fire hydrant locations, gates, gate width and road width at/through the gate, two ways out for public and emergency vehicles (as required by Title 14 Regulations), road grades and driveway elevations.
You will be notified by telephone or email when the plans are approved and how much the plan review fees are.
Fees may be paid by check payable to Diamond Springs-El Dorado Fire Protection District. Click here to see the District’s Fee Schedule.
Once final payment has been received, the plans will be electronically approved in the El Dorado County TrakIt system.
Please have one set of approved plans available on the jobsite at all scheduled inspections including all conditions placed on your project.
